Českomoravská Nemovitostní purchases another building worth over a billion korunas

The BLOX building in the Prague district of Dejvice is a new addition to Českomoravská Nemovitostní’s portfolio. The transaction is worth over CZK 2 billion.

Prague, Czech Republic, September 18th, 2019 – The office building occupied by companies such as the online giant Amazon and CertiCon, a software company, has a new owner as Českomoravská Nemovitostní has purchased the real estate from CFH. Českomoravská Nemovitostní, a real estate holding, focuses particularly on the purchase of attractive office buildings in Prague. This year, the company acquired, among other things, the Crystal building in the Prague district of Vinohrady.

Sustainable and socially responsible building at an excellent location

With the highest BREEAM certification – OUTSTANDING –, the BLOX office building is located on the Evropská street in the Prague district of Dejvice and has a rentalble space more than 21,076 sq. m. It has been designed to meet the strictest requirements of its tenants.

During the construction, emphasis was put on quality and efficiency of the office space, as well as on the minimization of operating costs. Along with office space, there are Class A shopping spaces in the building, which meets the most up-to-date standards and has seven personal lifts, windows that can be opened, independent air-conditioning and external shutter control, as well as a smart building control system.

“BLOX is exactly the type of building that fits into our portfolio. The main factors include the exceptionally good connection to the Prague city centre and the airport, as well as the state-of-the-art technology equipment,” said Radek Stacha, Chairman of the Board, Českomoravská Nemovitostní.

The façade resembles a bar code

The building was designed by DAM Architects, a renowned Prague-based studio, to meet all requirements and international standards. The façade makes the impression of being covered with a bar code, which runs along the entire height of each floor. The impression is created by untypically narrow high windows complemented with embossed dark-grey cladding. The building was completed in 2015.

Seven billion korunas – the target for 2019

Being a purely Czech company with Czech capital, Českomoravská Nemovitostní in its investment strategy relies on an analytical approach to real estates. The financing bank of the purchase of BLOX, as well as of Crystal in the Vinohrady district, has been ČSOB. Thanks to this latest transaction, the area managed by Českomoravská Nemovitostní came close to 60,000 sq. m. The company intends to double the area by the end of the year.

“By the end of 2019 we are expecting a considerable growth in the holding’s assets, which should exceed CZK 7 billion. We are currently working on acquisitions of other real estates, worth over CZK 1 billion,” said Radek Stacha.
