IDEA Office Building in Anděl is now fully occupied
The IDEA Office Building has welcomed new tenants. A new branch of Scott.Weber Workspace and the offices of the Japanese Embassy have recently opened in this sought-after Prague location. The building has thus become a prestigious address that brings together both the commercial and diplomatic spheres.
The property, which is part of the NEMO real estate fund, has undergone a significant transformation. After the departure of its key tenant, Hello Bank!, it gained a new direction and a more modern character. Its full occupancy today is the result of the NEMO fund’s strategic management and the building’s key strengths — including its BREEAM Very Good certification, which confirms a high level of sustainability and environmental performance, as well as its flexibility for new tenants.
“Originally a predominantly single-tenant building, IDEA Office Building has transformed into a multi-tenant commercial property that is now fully occupied. The Anděl location is ideal for the development of flexible offices, and we continue to observe growing demand here. This trend is reflected across the entire portfolio we manage — our goal is always to provide tenants with high-quality facilities and maximum support,” explains Pavel Kadera, Asset Management expert at Českomoravská Nemovitostní (ČMN), which, as the founder of the NEMO fund, provides its Asset Management and also ensures the full occupancy of buildings and tenant satisfaction.
In recent months, the building has welcomed new tenants — the Embassy of Japan and Scott.Weber, the leading provider of flexible offices in the Czech Republic with 17 centres across the country, which has opened a new branch in the building. According to a Cushman & Wakefield report (April 2025), the total supply of flexible office space in the Czech Republic increased by nearly 30% by the end of 2024 compared to 2022, demonstrating rising demand for this segment. This achievement is particularly significant given the current market conditions.
Despite the fact that demand for offices in Prague 5 is among the highest, the district also maintains a below-average vacancy rate. According to the latest Savills office market survey for Q2 2025, overall vacancy in Prague reached 6.6%, while Prague 5 remained at 8%. With its full occupancy, IDEA Office Building stands out strongly against this trend.
According to Cushman & Wakefield research, flexible offices are growing in importance and now account for approximately 3.4% of the total office supply in Prague, equivalent to 136,000 m². With this new type of workspace come new client expectations, such as support for creativity, an emphasis on services that provide an all-day experience, and personalised customer care comparable to top-tier hotels.
Pavel Kadera also emphasises that despite the growing popularity of flexible offices, the traditional model will remain dominant. “The mix of traditional and flexible offices is here to stay. I don’t expect the pendulum to swing permanently towards shared offices. I estimate the ratio will be roughly 80% traditional office space and 20% coworking. This balance is driven by demand, by the need to diversify landlords’ portfolios, and by banks’ requirements for tenant stability,” he adds.
The IDEA Office Building, formerly known as Anděl 16, is part of the modern office district in the heart of Smíchov.
